How long will the home buying process take?
The home buying process varies depending on many factors, such as home inventory, your schedule to view homes and your decision making ability. In general, most of my clients have found their perfect home anywhere from 2 to 50 days. Once an offer is accepted it then takes approximately 30 - 45 days to close; depending on the contract length.
What can I expect?
When we sit down for the first time I will walk you through the entire home buying process if you are a first-time home buyer or just answer your questions if you have purchased a home before.
How many homes will you show me each time?
In general, we will view about five or six homes at a time. This way you are able to compare some homes, but at the same time not be overwhelmed.
Who chooses the homes that we look at?
We work as a team! The first time we meet I will ask you a bunch of questions to narrow down what it is you are looking for so that I can start previewing homes and setting up showings for you. We decide together what homes we are going to view.
How will I know what homes are out there to look at?
Upon you telling me all about what you are looking for in a home I will set you up on an automatic email search. Then you will be emailed all the homes on the market that are available in your search area. Next, using the simple tools you will be able to mark which ones are your favorites.
How many homes will I look at before I find one?
This varies a lot depending on the size of your search area, the available home inventory and your decision making process. I have one client that purchased the 3rd house we viewed and I have had other clients that have looked at over 50 homes.
How long will it take to close after I find a home?
From the time of the purchase agreement until closing is usually 30 - 45 days, but this all depends on what is written in the contract and agreed on.
What will I need to pay for out-of-pocket during the home buying process?
During the home buying process the only thing that you will need to pay out of pocket for is a home inspection if you choose to get one. They range from $250 - $500 usually depending on the size and age of your home.
How much does it cost to work with you?
If you are buying a home it does not directly cost you anything for me to represent you. I am paid by the seller's broker based on the advertised commission split.
How much will I offer for the house when I find it?
Once you find the house you want to put an offer on we will review the comparable homes and what they have recently sold for. I will help you with the process of deciding on an offer price based on the neighborhood comparables and the home condition.
Should I get a home inspection?
In my opinion, YES! It is your decision, but I feel a home inspection is very important. Home inspections can uncover major or minor problems that you do not want to have to deal with down the road. To learn more about home inspections visit the American Society of Home Inspectors.
