Twin Cities Market Update - October 09′

Much like the second quarter, the third quarter of 2009 housing trends continued in the right direction. Over the summer months, sales activity was up in most markets, new and active listings were declining or stabilizing, time on market decreased, and we continued to work through much of the foreclosure inventory, many times with multiple offers. - Information from Bob Peltier, Edina Realty President

The Marketplace Statistics
13-County Metro
According to the Minneapolis Area Association of REALTORS® (MAAR):

* The median sales price in the 13-county metro area in September was $170,000 - down 10.5 percent from 2008. Distressed properties continue to affect overall median sales prices.

* Sept. 2009 traditional median home price: $200,712 (-5.3 percent from one year ago)

* Sept. 2009 median sales price for lender-mediated: $127,000 (-12.4 percent from one year ago)

* YTD 2009, 43.8 percent of closed sales were lender-mediated.

* Q3 2009 closed sales were up 16.6 percent over Q3 2008.

* Q3 2009 active listings were down 20.5 percent from Q3 2008.

* Q3 2009 new listings were down 7 percent from Q3 2008.

* Average days on market were at 129 compared with 145 this same time last year.

Twin Cities Fall Parade of Homes

The fall Parade of Homes runs through October 4th, so there are still a few weeks to get out there and visit the model homes.  It is a great time to get decorating and new home ideas. This year the Remodeler’s Showcase was combined with the Parade starting the second weekend in September.

First-Time Homebuyer Tax Credit

I have been asked a lot lately by first-time homebuyers:  “Do I need to wait until 2010 to get my $8,000 tax credit.”  The answer is no, you can get it in 2009 after you close on your home by filing an amendment on your 2009 taxes.  An Accountant can do this for you around approximately $50, depending on their fees.  Once it is filed, it will take about 12 weeks for you to actually get the return in the mail.

Eden Prairie and Twin Cities Real Estate Market Update

According to the statistics from the Minneapolis Association of Realtors there are about 13% less homes on the market this March compared to March of 2008, which means less homes are being offered for sale and more homes are being sold. Pending sales are up 17% this year compared to last which also contributes to the decreased supply. The price point with the most inventory and sales in the past year have been homes priced under $150,000, which I would guess is mostly made up of lender-mediated properties.

Here are some additional Twin Cities real estate statistics

% of original list price received at sale the last twelve months – 91.6%

Average sales price the last twelve months - $233,602

Months of supply of current inventory – 7.8 (down from 9.2 last March)

Home affordability index – increase of 31.4%

Average days on the market – 157
